Ventura Bay is off Gornto Lake Road, just north of Bloomingdale Avenue, and adjacent to Target Supercenter. 

That puts you a couple of turns from Bloomingdale, which is the road most people here use to get anywhere, and a short run to US-301 and I-75 from there.

The setup inside is straightforward.

Two-story buildings on a grid of short streets, a pond on the property, and a larger lake along the north edge.

Streets are private and maintained by the association, and there are sidewalks throughout.

What's Within a Few Miles of Ventura Bay

Errands and the everyday stuff.

Publix, Target, CVS and the usual chain restaurants are all on Bloomingdale within a few minutes.

Bloomingdale Hills Park is the nearest green space, with a quarter-mile walking loop, tennis and basketball courts and a ball field, though be aware there are no restrooms there.

For a bigger outing, Brandon Exchange is up near Brandon Town Center Drive.

Pebble Park down on Riverview Drive gives you a pier over the Alafia.

Hospital-wise, AdventHealth Riverview and St. Joseph's Hospital-South both serve this area.

Two other communities sit within walking distance if you're shopping the area rather than one specific address. 

Pulte built Valhalla in Riverview first and Ventura Bay second, which is why they feel related; Valhalla is far bigger at around 600 homes and gives you more floor plans to choose from.

The short version is that this fee absorbs several bills you'd otherwise pay separately, including two big ones many townhome fees don't touch: your water and the insurance on the building itself.

The part that catches people: where the association stops

This is the piece worth reading twice, because it's the difference between a repair that's handled and a repair that's yours.

The association takes care of the structure and the ground. Exterior walls, party walls, roofing, waterproofing, gutters and downspouts, exterior paint, all the landscaping and irrigation, the pool, the gate, and the roads and sidewalks.

You take care of everything from the surface in, plus a few things people assume are covered and aren't.

Your windows and doors, including the exterior doors, the frames, the glass and the locks.

Your air conditioning unit. Your driveway and front walkway.

And your lanai or screened enclosure, including its roof, which is the one that surprises the most people.

The roof over the house belongs to the association. The roof over your screen enclosure does not.

There's no CDD, and there's a master association you should know about

No CDD here. Nothing added to your tax bill for infrastructure, which is worth noting because plenty of newer Riverview communities carry one.

There is a master association. Ventura Bay sits inside Eastshore Association, and Ventura Bay's share of Eastshore's assessments is built into the community's own budget. You won't get a separate bill for it. It's inside the $489. Some listings show no master association at all, which isn't quite right, and a lender may ask about it.

Insurance, and why this fee is doing more than it looks like

The association's governing documents require it to carry casualty coverage on the common areas and on the portions of the townhome structures it maintains, at full replacement cost, and that coverage can include windstorm and flood. There's general liability behind it and an umbrella policy on top.

That doesn't replace your own policy. You still insure everything inside your home and your personal liability, the same way any owner would. But the structural coverage sitting inside the association's budget is a meaningful share of where your $489 goes, and in this insurance market that's not nothing.

Most homes here sit in flood zone X, which is the low-risk designation and generally means flood insurance isn't a lender requirement. Homes backing to a pond can differ, so check the specific address rather than assuming.

Parking, honestly

Worth knowing before you fall in love with a floor plan. Homes here have either a one-car or a two-car garage depending on the building, and the rules tie how many vehicles you can keep on the property to which one you have. A two-car garage home can have two vehicles in the driveway and four on the lot. A one-car garage home is limited to one in the driveway and two on the lot. Parking on the streets, sidewalks or landscaped areas isn't permitted, and the association can tow.

There's also a limit on leaving a vehicle parked in a common space long-term. If you have three drivers, or a work vehicle, or a boat, ask about the specific home before you write an offer. This is the rule most likely to affect your day to day life here.

What Moves the Price at Ventura Bay

Most communities have a wide spread and you spend your time figuring out which tier a home falls into.

Ventura Bay isn't like that. Nearly every home is the same three-bedroom, two-and-a-half-bath floor plan at 1,622 square feet, with end units at 1,750.

When the product is this uniform, the usual variables stop mattering and a few specific ones take over.

1. Condition, more than size. This is the one that surprises people. You'd expect the larger end units to sit at the top of the range every time, and they don't. Over the past year an end unit sold near the top of the community's range and another end unit sold for the same money as an interior home 128 square feet smaller. Meanwhile the interior units traded in an unusually tight band, a few thousand dollars separating the highest from the lowest.

What that tells you is that updates carry more weight here than square footage. A renovated kitchen, newer flooring, a recent HVAC or water heater, fresh paint. If you're selling, that's genuinely good news, because condition is the one variable you control.

2. Garage size. Some homes have a one-car garage and some have two. It affects storage, it affects resale, and it affects how many vehicles you're allowed to keep on the property under the parking rules. Two-car garages are the less common of the two, and buyers notice.

3. End unit or interior. An end unit gives you more square footage, an extra exterior wall, more natural light and one fewer neighbor sharing a wall. It's a real advantage. It's just not an automatic price premium, as the sales above show.

4. What the roof and exterior are worth. Because the association handles the roof, the exterior and the structural insurance, you're not underwriting a roof replacement the way you would on a single-family home of the same age. That's part of what the monthly fee buys, and it's worth factoring in when you compare this to a detached home at a similar price.

5. What doesn't move price much: which of the seven streets you're on, and pond views. Neither shows up as a consistent premium in what's actually sold.

How homes here get financed

Sales here close conventional, FHA and cash.

Because Ventura Bay is fee simple with a homeowners association rather than a condominium, there's no project approval step standing between an FHA or VA buyer and a closing. That's a practical difference from some nearby communities, and it widens the buyer pool when you go to sell.
