Six simple steps, in the order they actually happen -- from the first conversation to the keys in your hand.

Initial Consultation

We start with a conversation, not a contract. I want to understand your budget, timeline, and what you're actually looking for, and whether you've talked to a lender yet.

If you haven't been pre-approved, that's step one before we look at anything.

The Buyer Agreement

Since the 2024 NAR settlement, Florida agents are required to have a signed buyer brokerage agreement in place before showing you any MLS-listed home. I walk you through exactly what it covers, including how I'm paid, before you sign anything. 

No surprises later.

Your Home Search

Once we're working together, I start sending you homes that actually fit your criteria, both from the MLS and, when it makes sense, homes that aren't publicly listed yet.

Showings

We tour the homes that make your shortlist, in person or virtually if you're relocating from out of state.

Making an Offer

When you find the one, I help you decide what to offer and handle the back-and-forth with the seller's agent, whether that's one round or several.

Under Contract to Closing

Once your offer's accepted, we're running two tracks at once, the inspection period and your financing, until we get to the closing table.

Off market access

Not every home for sale gets listed

Not every home for sale gets listed. Some sellers prefer to move quietly, without a sign in the yard or photos on Zillow, and if you're only looking at active listings, you're missing those homes entirely.

When it makes sense, I reach out directly to homeowners in the neighborhoods you're targeting, even ones who haven't listed and may not have decided to sell yet.

It's slower than scrolling the MLS, and it doesn't work for every search, but it's opened doors that wouldn't have existed otherwise.

How Amy found her home in 47 days

Amy came to me in December, a first-time buyer engaged to be married, needing to be in a new home before her April wedding.

We had some good options on the MLS, but lost one after being outbid, and time was running out.

I asked Amy for the one neighborhood she wanted most. It was a fairly new development at the time, which made finding a homeowner willing to sell there a real challenge.

So I mailed a personal letter to every homeowner in that neighborhood, twice, and started calling. One Sunday morning, someone called back. That's how Amy found her home in 47 days, from a seller who'd never listed it anywhere.

The honest case

Is a buyer’s agent worth it?

It’s a fair question, and one I’d rather answer directly than dance around. People do buy homes without an agent, some successfully. So here’s the honest case for using one, and the honest limits of it.

01. The seller already has someone in their corner.

Almost every listed home has a seller's agent whose job, legally, is to get the seller the best price and terms. If you're not represented, you're negotiating against someone whose whole job is representing the other side, with no one whose job is representing yours.

02. Since 2024, you're part of that conversation upfront.

Before, the seller and their agent set what they'd offer a buyer's agent and published it on the MLS, agents could see it, but it wasn't something buyers typically discussed themselves. Now, Florida requires your compensation agreement with your own agent to be in writing before you tour a single home, so you're setting those terms directly rather than having them arranged around you.

03. A great buyer's agent catches what you'd miss.

NAR's 2025 data backs this up: 54% of buyers said their agent pointed out a property issue or feature they hadn't noticed themselves. I've seen this play out directly. An inspector I brought in on one deal found a repair issue that led to real leverage in the negotiation, to the tune of over $7,000 in seller credits.

04. Not every agent earns that value.

This is the part most sites skip. Quality varies a lot between buyer's agents, and a bad one can genuinely cost you money or peace of mind. That's exactly why the question isn't just "should I use a buyer's agent," it's "how do I choose the right one," which is what this whole page is about.

What does a buyer's agent actually do?

Beyond finding listings, which you can do yourself now, an agent handles pricing analysis, negotiation, coordinating inspections and appraisals, tracking every contract deadline, and catching issues you'd likely miss. NAR's own research backs this up: 54% of buyers say their agent pointed out something they hadn't noticed.

How does a buyer's agent get paid, and does it cost me anything?

It depends on the deal and is negotiated in writing before you tour any home, as required since the 2024 settlement changes. In many transactions the seller still covers it. I'll walk through exactly how it works for your situation before you sign anything.

What's the difference between a buyer's agent and the listing agent?

The listing agent represents the seller, full stop, even if they're friendly and helpful to you. A buyer's agent's job is to represent only you. If you call the number on the sign, you're talking to the seller's side.

Do I need a buyer's agent if I'm buying new construction?

Not technically, no, but it's highly advisable, and the timing matters more than people expect. The person at the model home works for the builder, not you. Many builders won't let you add your own agent if you've already visited on your own and given your name, so bring your agent before that first visit, not after. Finding the home is only step one. Negotiating the price, managing the inspection and financing contingencies, and handling closing are where an agent's work actually happens, whether you found the house or I did.
