Who I am

Iโ€™m a broker associate with Florida Executive Realty, working with buyers and sellers across Brandon, Riverview, South Tampa, and Valrico.

I got my start in real estate in 2015 and earned my brokerโ€™s license in 2024.

Before real estate, I spent years in digital marketing, working on SEO, content strategy, and online visibility for businesses across different industries. That background changed how I approach selling a home.

A listing isnโ€™t just photos and a sign in the yard. Itโ€™s a piece of content that needs to reach the right buyers, in the right places, at the right time.

Most agents rely on the MLS and a sign in the yard, and call that marketing. I donโ€™t.

Every listing gets the same research and content approach Iโ€™d use for any other business: understanding where buyers are actually looking, and making sure your home shows up there. And once a buyer or their agent reaches out, an automated follow-up system keeps that conversation moving so no lead sits untouched waiting on me to remember to call back.

Pricing a home, or making an offer on one, shouldnโ€™t come down to a gut feeling. I pull real comps and current Stellar MLS data for your specific area, not a generic Tampa Bay average, and walk through the numbers with you before you make a decision. If the data says wait, or price differently than you expected, Iโ€™ll tell you that too. My job is to get you the best outcome, not just the fastest deal.

Education

I bring the same digital marketing background into how I educate clients. Buying or selling a home involves a lot of moving pieces most people only deal with once every several years, mortgage pre-approval, inspections, appraisals, title work, closing costs. I walk you through each step before it happens, not after, so youโ€™re never caught off guard by something a form or a lender throws at you.

Most agents can tell you about a house. Fewer are willing to do the things that donโ€™t scale, the stuff that takes extra time and doesnโ€™t show up on a listing sheet.

If youโ€™re relocating and canโ€™t fly in for every showing, I do video walkthroughs so you can see a home in real time and ask questions on the spot.

If youโ€™re under contract and canโ€™t be there for an inspection, I go, and I tell you exactly what I saw. And when you need a contractor, inspector, or insurance agent, I already have people I trust, so youโ€™re not searching blind.

Iโ€™ll also flag the things that catch a lot of buyers off guard here in Florida: flood zone status, CDD fees that arenโ€™t obvious from a listing price, insurance quotes that can run higher than youโ€™d expect on an older home. Better to know that before you fall in love with a house than after.

I donโ€™t just use the tools every agent has access to. I build and run my own marketing and follow-up systems, the kind of automation most agents pay someone else for or skip entirely. When someone reaches out about a listing or a home search, theyโ€™re not waiting until Iโ€™m free to check my phone. A system I built handles that first response immediately, day or night, so you get an answer while youโ€™re still standing in front of the house or scrolling the listing, not three hours later.

It also means the content youโ€™re reading right now, the market data, the guides, the pages on this site, is built and maintained by me directly, using the same skills Iโ€™d apply to any digital project. Nothing here is outsourced or templated.

Frequently Asked Questions

"I'm relocating from out of state and can't be there for every showing or the inspection. How does that actually work?"

This is the situation I run into constantly, and it's the reason I do video walkthroughs in real time so you can see a home and ask questions on the spot, not after the fact from photos. When you're under contract, I go to the inspection and the final walkthrough myself and share exactly what I saw. You shouldn't have to book a flight just to make sure a home is what you think it is.

"How do I know a home is priced right, whether I'm buying or selling?"

Neither one of us should be guessing. I pull actual comps and current MLS data for the specific street or neighborhood, not a citywide average, and go through the numbers with you before you make a decision. If the data says a listing price is too aggressive, I'll tell you, even if that's not what you want to hear. Homes that sit too long because they're overpriced tend to sell for less in the end, not more, so getting the number right upfront matters more than most people realize.

"What do people from out of Tampa usually not know before they buy here?"

A few things catch buyers off guard every year: flood zone status that isn't obvious from photos, CDD fees that can add hundreds a month and aren't part of the listed price, and insurance quotes on older homes that can run much higher than expected. I flag these before you fall for a house, not after you're already emotionally invested.

"Am I actually going to be working with you, or get handed off to a team or assistant?"

You're working directly with me on the things that matter: the pricing conversation, the research on a listing, the marketing strategy behind it. I don't outsource that work to someone who's never met you. Where I do bring in support is exactly where it should be, systems that make sure your questions get answered fast and nothing falls through the cracks, not a stranger making decisions about your home.

"What happens if I reach out and you're not immediately available?"

I built an automated follow-up system specifically so you're not left waiting hours for a first response. It won't replace an actual conversation with me, but it means you're never sitting there wondering if your message got lost.

"I've heard real estate agents just want to close the deal fast. How is this different?"

My job is the best outcome for you, not the fastest commission for me. That shows up in small ways: telling a seller to wait if the data supports it, telling a buyer to walk away from a home that's a bad fit even if it means the deal falls through. If that guidance ever runs against what I'd need to close faster, I'll still tell you the truth.
