Shopping, Dining, and Healthcare

Everyday errands stay close to home.

Publix, Super Target, and Walmart cover groceries within a mile or two, and Lowe's and Home Depot handle the home improvement runs.

For dining, Bloomingdale Ave, Winthrop Plaza, and the Big Bend Road corridor have you covered, with Brandon Mall and Riverview's retail centers a short drive out.

On the healthcare side, AdventHealth Riverview is about 10 minutes away and St. Joseph's Hospital-South is roughly 15, with several urgent care clinics along Big Bend Road and Bloomingdale Avenue.

Zoned Public Schools

Mariposa is zoned for Symmes Elementary, Giunta Middle, and Spoto High. School zoning is set by address and can change, so it's worth confirming your specific zone before you write an offer.

For current ratings, GreatSchools.org is a good starting point.

For the official, address-level zoning lookup, go straight to Hillsborough County Public Schools.

Inside the gates

Mariposa Community Features

Mariposa has a single gated entrance on Cardera Drive, off Gornto Lake Road.

Residents get a barcode sticker that gets placed on their car's window, opening the gate automatically; visitors use an electronic keypad.

Community Size

With only 175 homes across four streets, Mariposa is considerably smaller than many Riverview communities.

For example, Valhalla, directly across the street, has close to 600. That smaller footprint tends to mean people actually know their neighbors, and you can drive end to end in under a minute.

Looking at townhome options instead?

Mariposa isn't the only community in this stretch of Riverview. Just across the street, Valhalla is a fee-simple townhome community, and Villa Serena and Ventura Bay are a very, very, short drive further down Gornto Lake Road. All three run a lower price point and HOA than Mariposa's single-family homes.

Water Views and Homesites

Mariposa has five ponds spread through the community, plus one by the clubhouse, so a good number of homes have water views.

The community mixes one- and two-story homes.

If you want the largest lots and floor plans, Camberwell Lane and Red Admiral Place are where to look -- both typically run 3,000 to 5,200 square feet.

What's included

Mariposa Amenities

The $575/quarter HOA fee (verify current amount with the HOA) covers access to everything below.

It's not a resort-style package like some of the newer master-planned communities in Riverview, but it covers what most families actually use day to day.

Heated Pool

The community pool is the centerpiece of the amenity area, surrounded by palm trees with a resort-like feel.

It's heated in the cooler months, so it's usable pretty much year-round.

Playground and Park

The playground has swing sets and play equipment for kids, located right next to the pool so families can split time between both.

There's also a dog park on-site (worth knowing since not every gated community in the area includes one).

Clubhouse

The clubhouse gives residents a spot for gatherings, parties, and events: a spacious indoor area, a BBQ grill, and a screened seating area with a TV, available for private events.

Food trucks show up occasionally too, usually announced through the neighborhood's Facebook group.

What's NOT included:

There is no fitness center/gym on-site. If that's important to you, you'll need a gym membership at EOS (5 minute walk).

What you'll pay

Mariposa HOA Fees and Costs

One advantage at Mariposa: the fee structure is simple.

There's an HOA, no CDD, and that's it.

Quarterly HOA Fees

HOA fees run $575 per quarter (about $2,300/year) (verify current amount with the HOA). The association is managed by Greenacre Properties.

Your quarterly fee covers:

  • gated entry and security system upkeep
  • the pool and clubhouse
  • playground maintenance
  • common area landscaping
  • and road maintenance within the community

It does not cover your personal lawn. That's on the homeowner.

No CDD Fees

Mariposa has no CDD fees. That's a real advantage compared to many newer Riverview communities where CDDs can add $1,500–$3,500+ a year on top of the HOA.

Curious how CDDs work if you're comparing communities? My full CDD guide breaks it down.

Property Taxes

Property taxes vary by home size and assessed value.

It's worth pulling a specific estimate for any home you're seriously considering rather than relying on a community-wide average, since individual assessments can swing widely.

Thinking About Mariposa?

Whether Mariposa works for you comes down to details this page can't answer on its own:

  • which floor plan and street you're looking at
  • what the HOA's financials look like right now
  • how the monthly cost compares against the other places you're considering

I'm a broker associate here in the Brandon and Riverview area, and I'm happy to walk you through any of that before you're anywhere near making a decision.

If you're buying: I'll send you what's currently available in Mariposa, what similar homes have sold for, and get the financing questions answered early so nothing surprises you later.

If you're an owner and thinking of selling: I'll put together what your home would sell for today based on your floor plan and what's been updated.

Just send me your address.
