Location and getting around
Getting To and From Valhalla in Riverview
Valhalla sits directly on Bloomingdale Avenue in the 33578 zip, and the avenue itself does most of the work.
It's the corridor that connects the community to Highway 301, I-75, and the Crosstown Expressway without much backtracking.
301 is the closer of the two north-south routes, useful for anyone heading into south Hillsborough without touching the interstate.
For MacDill, the Crosstown or Highway 275 are the routes people actually take.
I-75 handles the longer hauls north, toward Tampa and Sarasota.

What's Within a Few Miles of Valhalla
Winthrop Town Centre is worth a special mention.
It's a genuine walkable town center rather than a strip plaza, with a Publix, a handful of restaurants, and a green space at Winthrop Common that hosts events through the year.

Riverview. The address sits in the 33578 zip, in Hillsborough County.
Like most communities along this stretch of Bloomingdale Avenue, it's close enough to the Brandon line that you'll sometimes see it filed under Brandon by national listing sites.
That's a naming quirk, not a different location.

Have you checked out these other two communities?
Valhalla isn't the only townhome community on this stretch of Bloomingdale Avenue.
Villa Serena is a condominium community a short drive south, and Ventura Bay sits just past it.
Pulte built both Valhalla and Ventura Bay a few years apart, so the two share some real similarities worth knowing about if you're cross-shopping.
If you'd like the three lined up side by side on fees and floor plans, just ask and I'll put that together.
On the other hand, if you'd rather have a single-family home in the same immediate area, Mariposa is right across the street, with prices generally starting higher than the townhome communities.

Monthly costs
What the Valhalla HOA Covers
The HOA fee at Valhalla isn't one flat number. Two verified figures from recent transactions put it at $581.34 a month for one unit and $644 a month for another.
Plan on somewhere in the $580 to $650+ range, and confirm the exact figure for the specific unit you're considering before you write an offer.
There's no CDD fee here, so the HOA is the whole story on recurring community costs.
Gated Entry

Pool

Also, the HOA fee includes these stress-free service offerings:
What you still pay for:
- Electric
- Your own homeowners policy for everything inside
- Property taxes
Trash works differently here than in a lot of Riverview townhome communities. It's handled through community dumpsters rather than curbside pickup.
The HOA is Valhalla of Brandon Pointe Homeowners Association, Inc., managed by Greenacre Properties. Current fee schedules and the full list of what's included come from them directly. I'd point buyers there before closing on anything.
Parking at Valhalla
Every unit at Valhalla comes with its own driveway, but garage size isn't uniform across the community. Some units have a one-car garage, others two. If a second garage space matters to you, confirm it for the specific unit before you fall for the floor plan.
Lenders and insurance
Financing a Home at Valhalla: What Changes With Fee Simple
Because Valhalla is fee simple townhomes with an HOA rather than a condominium, buyers don't run into the condo-project approval process that comes with FHA and VA loans on true condos.
No waiting on Fannie Mae or HUD to have the project on an approved list, no project-level questionnaire holding up your file.
Financing here works essentially the same as it would on any other fee-simple home in Riverview.

What Moves the Price at Valhalla
A few things worth watching for if you're comparing units here:
- Garage count. Some have a one-car garage, some two, and that's a real line item for a lot of buyers, not just a nice-to-have.
- Renovation status. A good number of units here were updated around 2011. A unit that's had kitchens, baths, or flooring touched since then is a different purchase than one that hasn't, even at the same square footage.
- Pond proximity. With three inland ponds on the property, water view or water-adjacent lots tend to draw more interest than interior lots.
- Unit size. The range here runs 1,110 to 2,100 sq ft across 2, 3, and 4-bedroom layouts, which is a wider spread than a lot of Riverview's townhome communities. Know which end of that range you're actually shopping before you start comparing per-square-foot numbers across listings.
- End unit vs. interior. Some buyers specifically look for end units - fewer shared walls and often a bit more yard.

The school district
Schools Serving Valhalla
Valhalla falls within the Ippolito Elementary, McLane Middle, and Spoto High zone -- the same three schools that serve Villa Serena and Ventura Bay, since all three communities sit within a mile or two of each other along Bloomingdale Avenue.
One thing worth being straightforward about: school zoning is assigned by the specific address, not by community name, and boundaries do get redrawn from time to time.
If a school district is a deciding factor in your purchase, confirm the zoning for the exact unit you're looking at through the Hillsborough County school locator rather than relying on this page or on what a listing says.
