Mike h | resident since 5/2021
After moving to VL in May of 2021 we 'ii give it five stars or at least 41/2. Is it perfect of course not but what community is. There are hordes of nice people here if your willing to reach out and be friendly. The pool/clubhouse/sports facilities are as good or better than any other we saw and everyone working here try's hard to be friendly and helpful. From what we've seen those that take on the thankless jobs on the various boards and committees do their best to keep VL a first class place. Being just off of route 301 there is a huge variety of stores, restaurants, medical facilities golf courses etc, etc from five to twenty minutes away. One often unmentioned aspect of a 55+ community is the quality of the construction. These homes are extremely well built and most are only a few years old. Almost all are move in ready. The landscaping is unmatched among 55+ communities in this price range.
24/7 Guarded Gate
Most certainly, the feeling of security is paramount. There are multiple entrances to the community. Homeowners have designated entrances, while guests have only one entrance.

As part of the 24/7 security, guests must submit their ID to the on-duty officer and/or insert their ID into the gate security system. Moreover, the person they're visiting must call in the guest's name to the security office in order to pass.
Nature preserve
As I mentioned earlier, the moment you enter the community, you're in awe and astonishment when you gaze over the glistening of the lakes in the sun...over 40 of them!
Plus, there's over 100 acres of beautiful preserve.
You may also take advantage of the 3 mile trail and take a walk, jog or ride your bike.

Sports
I don't know about you, but I never heard of pickle-ball before visiting this community.
Be truthful, have you?

Well, we did say that this is an active adult community, right? Check out what's available:
- 6 tennis courts
- 4 pickle ball courts
- Bocce ball and shuffle ball...ok, I never heard of this before either ๐
- Baseball field
- Basketball
- Horseshoe pits
Pet park
Man's best friend deserves some time outdoors too.

Boat and RV Storage
Whaaat? Boat and RV storage?
For those who own an RV or a boat, there is a storage facility within the community to take care of that for you.
2. Home Options: Find Your Perfect Fit
There are two types of homes in the community - single family homes and villas.
Single Family Homes
There are three different types of single family homes called "Collections." The table below is a breakdown of the specs for each of the Collections - Signature, Crown and Royal.
Collection | Square Feet | Bedrooms | Bathrooms | Garage | Floor Plans |
|---|---|---|---|---|---|
Signature | 1,386 - 2,175 | 2 - 3 | 2 | 2 | Amalfi, Capri, Positano |
Crown | 1,804 - 2,623 | 2 - 4 | 2 - 3 | 2 - 3 | Sorento, Bellagio, Roma |
Royal | 2,180 - 3,273 | 2 - 4 | 2 - 3.5 | 2 - 3 | Livolno, Rialto, Paseo, San Marino |
This is a video I found of the Bellagio floor plan, courtesy of GL Homes.
Villas
Villas are very similar to single family homes, with the main difference being that they are shared property with a wall down the middle.
They're usually smaller in size, have very minimal upkeep and will have a patio instead of a yard.
The Regal Twin Villas at Valencia Lakes have several floor plans.
One example is the Columbia. At 1,822 square feet, this luxurious two bedroom villa combines elegance and style. The den can easily turn into a third bedroom or even a hobby room.
The other video is the Isabella. It's a fairly old one. Nevertheless, it'll give you a good idea of the layout.
Check out these two floor plans, again courtesy of GL Homes...thank you GL!
Collection | Square Feet | Bedrooms | Bathrooms | Garage |

There are well over 100 clubs to join and stay busy.

Valencia Lakes Reviews
I've crowdsourced recent reviews from a couple of sources - Google and Neighborhoods.com. The two sources I found did have a handful of negative reviews but I did not list them because they were related to security gate functionality and the like.
I am working on getting video reviews from residents.
Of course, you're advised to do you own research and talk to residents directly.
If you ever need help with that, feel free to reach out to me and I'll arrange to get it done for you.
